The Metroplex runs on some of the cheapest gas among Texas's big metros — and its housing market has cooled harder than anywhere else in the state, which cuts both ways depending on whether you're buying or selling.
Data as of July 2026 · sources on every line · methodologyDallas consistently posts the lowest average among the state's four biggest metros — $3.25 in early July vs. El Paso's $3.57 — but it rides the same global swings: the whole state jumped about 18¢ in the week of July 20 as crude pushed past $90.
DFW has seen the state's steepest price declines from the 2022 peak. Fort Worth is the exception — essentially flat while everything around it fell, held up by relative affordability. If you're buying, days-on-market of 55–75 and 4.2 months of supply mean you can negotiate; well-priced homes still move at ~98% of ask.
